That is shit luck, and by the sounds of it you have been mugged off, I have put a few things right now for this so called coffee drinking legend, I have seen smoother artex on one of his jobs!!!!!

So silicone will act as a gaskit, be interested to hear how this goes and fingers crossed no leaks. So what about the window now? how are your going to seal it?, I have seen it done with a flange, looked ugly though. Or are you now doing away with it. Why not just add some heat to the pond and glass it?
